(Motion of the Accessory Apartment Committee dated March 30, 1983 <br /> (Cont.) as filed with the Town Clerk on April 4, 1983: (Cont.) <br /> b. deleting the following existing definitions from Section 2: <br /> DWELLING CONVERSION <br /> DWELLING, ONE FAMILY <br /> DWELLING UNIT <br /> FLOOR AREA <br /> FAMILY <br /> PARKING SPACE <br /> and inserting the following new definitions in Section 2 in the <br /> proper alphabetical sequence: <br /> ACCESSORY APARTMENT: A second dwelling unit located within a <br /> structure constructed as a detached one family dwelling, sub- <br /> ordinate in size to the principal unit and separated from it in a <br /> manner that maintains the appearance of the structure as a <br /> single family house. <br /> BEDROOM: A private room, however named, planned, intended or <br /> used for sleeping, and separated from other rooms by walls and <br /> a door. <br /> CERTIFICATE OF OCCUPANCY: The certificate issued by the <br /> Building Commissioner which permits the use of a building in <br /> accordance with approved plans and in compliance with the <br /> Zoning By -Law. <br /> DWELLING: A structure, or part of a structure, which: 1) is <br /> designed or used primarily for human habitation; 2) contains one <br /> or more dwelling units; and 3) is capable of separate ownership. <br /> DWELLING, ONE FAMILY DETACHED: A dwelling which is designed for <br /> and occupied by not more than one family and surrounded by open <br /> space or yards and which is not attached to any other dwelling <br /> by any means. <br /> DWELLING UNIT: One or more rooms, designed, occupied or intended <br /> for occupancy as separate living quarters, with cooking, sleeping <br /> and sanitary facilities provided within the dwelling unit for the <br /> exclusive use of a single family maintaining a household. <br /> FAMILY: An individual, or two or more persons related by blood, <br /> marriage or adoption, living together as a single housekeeping <br /> unit and occupying one dwelling unit; or a group of individuals, <br /> not so related, but living together as a single housekeeping <br /> unit. For purposes of controlling residential density, not more <br /> than four unrelated individuals shall constitute a family. <br /> FLOOR AREA, GROSS: The sum, in square feet, of the horizontal <br /> areas of all floors of a building or several buildings on the <br /> same lot measured from the exterior face of exterior walls, or <br /> from the center line of a party wall separating two buildings. <br /> Where the text of this By -Law refers to floor area, the term <br /> shall mean gross floor area unless the term net floor area is <br /> used. <br /> FLOOR AREA, NET: The sum, in square feet of the occupiable or <br /> habitable area in a building, which shall be determined by ex- <br /> cluding the following from calculation of gross floor area: <br /> a. areas used for parking or loading <br /> b. areas devoted exclusively to the operation and maintenance <br /> of a building, irrespective of its occupants, such as heating, <br /> ventilating and cooling equipment, electrical and telephone <br /> facilities, fuel storage, elevator machinery or mechanical <br /> equipment <br /> C. the thickness of load bearing walls, at each floor <br /> d. elevator shafts and common stairways, and common hallways at <br /> each floor <br /> e. porches, balconies, fire escapes which are unroofed. <br />
