(Motion as attached to the Planning Board Re ort and as ado ted (Cont.) <br /> (Cont.) <br /> A3) In sub - section 9.2.9, by deleting the first paragraph in its <br /> entirety and by inserting in place thereof two paragraphs, as <br /> follows: <br /> "9.2.9 DENSITY: The maximum number of dwelling units on a tract <br /> in a planned residential development shall be the lesser of: 1) <br /> the product of the following formula: multiply the developable <br /> site area (see 7.9) by 0.85 and divide the product by the mini- <br /> mum lot area for the district in which the lot is located <br /> (R0= 30,000 sf, RS and RT- 15,500 sf), provided any fraction <br /> thereof shall not be credited toward another dwelling unit, or <br /> 2) the number of lots complying with the minimum lot area, lot <br /> (As frontage and lot width requirements for a conventional sub- <br /> adopted) division as shown on the "proof" plan required below." and <br /> "To determine the maximum number of dwelling units permitted in <br /> a planned residential development, an applicant shall submit a <br /> certified calculation of the developable site area (see7.9) and <br /> the calculation described in 1) above; and a "proof plan" of the <br /> tract showing a lot layout and street layout only, complying <br /> with the Planning Board's "Development Regulations "." <br /> A4) In Section 2, Definitions: 1) in the definition "CLUSTER <br /> DEVELOPMENT" by deleting the word: ... "DEVELOPMENT "... and inserting <br /> in place thereof the word "SUBDIVISION" and by inserting the words: <br /> "on lots" before the words: ... "in one or more groups"... so that the <br /> definition, as amended will read: <br /> "CLUSTER SUBDIVISION A planned residential development in which <br /> buildings are constructed on lots in one or more groups separated <br /> from adjacent property and other groups of buildings by inter- <br /> vening open land. The density, dimensional standards or types <br /> of buildings permitted may vary from those otherwise permitted <br /> or required." <br /> i <br /> and 2) by inserting in the proper alphabetical sequence a new �> <br /> definition, as follows: <br /> "SPECIAL RESIDENTIAL DEVELOPMENT: A planned residential <br /> development, which may be on one or more lots, in which <br /> considerable design flexibility is allowed if a development <br /> meets design criteria as set forth in Section 9. The dimensional <br /> standards, types of buildings permitted and density may vary from <br /> those otherwise permitted or required." <br /> A5) In the NOTE following sub - section 9.2.8 by deleting the existing <br /> wording and by inserting in place thereof: <br /> "NOTE: In an R0, RS or RT district, a planned residential <br /> development may be: 1) a conventional (conv) subdivision, <br /> 2) a cluster (clus) subdivision, with the tract divided into <br /> separate lots for dwellings and common open space, or 3) a <br /> special (spec) residential development in which the tract may be <br /> in one ownership or may be divided into separate lots for dwellings <br /> and common open space. "; <br /> and in Section 9.2 by inserting a new line under the headings of the <br /> columns in the table as follows: <br /> under the columns headed "RO" and "RS,RT" the symbols: "(conv) <br /> (clus /spec)" <br /> A6) In Table 1, Use Regulations Schedule, in line 1.6 by deleting <br /> all the words after ...
