Williams <br /> Alternate Member: Beth Masterman <br /> Administrative Staff: Jennifer Gingras, Zoning Administrator and Sharon Coffey, <br /> Administrative Clerk <br /> Address: 8 Rowland Avenue <br /> The petitioner is requesting a SPECIAL PERMIT in accordance with the Zoning By-Law <br /> (Chapter 135 of the Code of Lexington) section(s) 135-9.4 and 135-8.4.2 to allow modification to <br /> a non-conforming structure. <br /> The petitioner submitted the following information with the application: Nature and Justification, <br /> Plot Plan and Plans. Also submitted was gross floor area calculations and elevations. <br /> Prior to the meeting, the petitions and supporting data were reviewed by the Building <br /> Commissioner, Conservation Administrator, Town Engineer, Board of Selectmen, the Planning <br /> Director, the Historic District Commission Clerk, Historical Commission, Economic <br /> Development, and the Zoning Administrator. Comments were received from the Zoning <br /> Administrator and the Building Commissioner. <br /> Presenter: Patrick Doherty <br /> The Hearing was opened at: 7:06 PM. <br /> Patrick Doherty, P.C. Doherty contractor, presented the petition. He stated the Special Permit <br /> request is to build a detached garage in place of an existing non-conforming garage. The <br /> current rear yard setback is 5 feet and the current side yard setback is 5 feet. The garage is in <br /> disrepair. There is no garage door and currently does not serve a purpose. The proposed <br /> garage is a single bay garage and is to be 16 feet by 25 feet. The structure is designed to fit in <br /> with the current home and the neighboring structures. The proposed garage will have a rear and <br /> side yard setback of 5 feet. There is an existing screen porch that has a slight overlap issue for <br /> the proposed garage. If the garage were to overlap the screen porch more than it already is the <br /> property owners would have to maneuver the car around the screen porch which could cause <br /> someone to back into the house. <br /> A Board Member, David G. Williams, asked what happened to the garage in the last few years <br /> since the house was purchased. It was not sold in that condition (The garage has been there for <br /> a long time). <br /> Mr. Williams questioned the second story with the dormer. <br /> Thomas Clair, Associate of P.C. Doherty Construction, stated the total height is 17.4 feet and <br /> about 7.4 feet of that is the roof area. It is not a second floor it is a storage area. <br />
