Mike Cronin updated the PBC on the past two Select Board meetings in December 2019 and
January 2020, where at the Select Board discussed budget and location concerns for the Police
Station project.
There are two existing exterior walls on the Police Station building that are of concern.
Select Board discussion on Monday 2/10 will review:
• The 2018 plan & budget as original presented.
• The 2019 Dec. plan & budget.as was presented at that time.
• An all new Construction option on Mass Ave with room size options that align with program,
but at an Overall SF 29,630, is almost 5,000 SF smaller than Dec. 2019 plan due to more
efficiencies verses the older plan that preserved elements of the existing building.
• 173 Bedford Street 25% net to gross ratio—24,773 +/- (this document needs to back Hosmer
House dollars out of 173 Bedford St. option).
Review schedule options:
1) Dec. 19th scheme —75% CD Estimate to STM.
2) All new scheme— 100% DD Estimate to STM, or March ATM 100% CD.
There was discussion on the timing of town meeting and vote and related project issues.
Pricing on current projections was modeled from the prior estimates. Other newly constructed
Police Station costs and square footage are being reviewed.
It was stated that bidding in the Fall may draw higher costs. Every month of delay adds cost to the
project, Sooner is always better.
Total Life Cycle Cost; smaller building has smaller operational costs. Reducing the bldg. by 5,000sf
will lower operational costs.
Bridger M. suggested removing unnecessary items from plans that do not add value and may cause
more questions that distract from the issues.
Jeff Mc. discussed the pros & cons of the police Mass.Ave. project plan.
Mike C. informed the committee of his meeting with a small group and HDC. They discussed
objectives for the building, and which parameters would be in play for the new building.
Motion to adjourn was made and seconded: Meeting adjourned.
PBC Meeting 02.04.20 2
