Williams <br /> Alternate Member: Edward McCarthy <br /> Administrative Staff: Jennifer Gingras, Zoning Administrator and Sharon Coffey, <br /> Administrative Clerk <br /> Address: 6 Carley Road <br /> The petitioner is requesting a VARIANCE and SPECIAL PERMIT in accordance with the Zoning <br /> By-Law (Chapter 135 of the Code of Lexington) section(s) 135-9.2.2.2 and 135-4.1.1, Table 2 <br /> Schedule of Dimensional Controls, to allow a side yard setback of 5.8 feet instead of the <br /> required 12 feet and 135-9.4 and 135-8.4.2 to allow modification to a non-conforming structure. <br /> The petitioner submitted the following information with the application: Nature and Justification, <br /> Plot Plan, topographical plans, elevations, and plans. Also received was an abutter letter in <br /> support. <br /> Prior to the meeting, the petitions and supporting data were reviewed by the Building <br /> Commissioner, Conservation Administrator, Town Engineer, Board of Selectmen, the Planning <br /> Director, the Historic District Commission Clerk, Historical Commission, Economic <br /> Development, and the Zoning Administrator. Comments were received from the Engineering <br /> Department, Planning Department and the Zoning Administrator. <br /> Presenter: Scott Noonan, home owner and John Petros, General Contractor <br /> The Hearing was opened at: 7:00 PM. <br /> Scott Noonan presented the petition. He explained the proposal. They need more space for <br /> their family. He stated the garage would be to fix a safety issue during the winter and that the <br /> current neighbor is okay with the structure being close to the property line. The property is an <br /> odd shaped lot. They already have a shed that is very close to the property line and that is <br /> where the garage would go. <br /> John Petros stated he looked into many different options on the odd shaped lot. It's an <br /> impossible lot. They considered placing the garage behind the house but it would not tie into the <br /> house that way. <br /> A Board Member, Jeanne K. Krieger, stated she would like to hear more about the alternative <br /> ways to do this. She has difficulty with it being so close to the property line. They could consider <br /> moving the garage towards front of the house. (Mr. Petros stated the living room is 12 by 10 and <br /> has two windows where the garage would go if they moved it up. They would have to cut a <br /> window out and that would kill that space. The garage has a mudroom and home office above. If <br /> they made the garage narrower they would not be able to fit the stairs to go up). <br />
