Wood, David G. <br /> Williams, and Associate Member Beth Masterman <br /> Administrative Staff: Jennifer Gingras, Zoning Administrator and Katie Luczai, Administrative <br /> Clerk <br /> Address: 53 Liberty Ave <br /> The petitioner submitted the following information with the application: Nature and justification, <br /> plot plan, elevations, floor plans and photographs. Also received was a request for waiver of <br /> certified plot plan and (7) letters in support of abutters. <br /> Prior to the meeting, the petitions and supporting data were reviewed by the Building <br /> Commissioner, Conservation Administrator, Town Engineer, Board of Selectmen, the Planning <br /> Director, the Historic District Commission Clerk, Historical Commission, Economic <br /> Development, and the Zoning Administrator. Comments were received from the Building <br /> Commissioner and Zoning Administrator. <br /> The petitioner is requesting a SPECIAL PERMIT in accordance with the Zoning By-Law <br /> (Chapter 135 of the Code of Lexington) sections 135-9.4 and 135-4.4.3 to allow more gross <br /> floor area than otherwise allowed. <br /> Presenters: Brigitte Steines, on behalf of Guy and Laura Shechter <br /> The hearing opened at 7:05 pm. <br /> Ms. Steines stated that they are before the Board to ask permission to add another story above <br /> an existing garage. The building was constructed in 2005 as a conforming structure. Due to the <br /> changing Zoning Bylaws the gross floor area (GFA) calculation brought the GFA above the <br /> allowed amount by about 60 sq. feet. The homeowners have experienced water damage due to <br /> the flow of water off of the roof. The homeowners brought in consultants to see what could be <br /> done. <br /> Ms. Steines continued to explain that snow traps in the corner of the roof causing water to <br /> accumulate. The accumulation over time has caused permanent damage to the roof. It was <br /> decided that the best way to manage the water flow was to raise the roof up to the same height <br /> as the rest of the roof. This would increase the GFA by 186 sq. feet which, per the Zoning <br /> Bylaws would total in an additional 246 sq. feet in excess GFA. <br /> Mr. Shechter explained that this small project which was brought to light by a home inspector <br /> has blossomed into a far bigger project than expected. <br /> Ms. Steines stated that there are 7 letters in support of the application filing. <br /> On a motion made and seconded, the Board voted to close the hearing at 7:12 pm. <br />
