10-20-58 <br />lands; Mr. Nylander's 100 -scale undated plan, being <br />an interpretation of said study plan (See minutes of <br />the Board's October 3, 1957 meeting); and Mr. Snow's <br />August 24, 1958 plan entitled ā€˛Suggested Subdivision <br />of McCormack -Brun and Adjacent Lands in Lexington, <br />Masa.", the latter being a more detailed and compre- <br />hensive plan of the scheme shown on the Board's 200 - <br />scale study plan. <br />It was pointed out at the conference that in <br />considering any plan such as that of McCormack and <br />Brun, the Board had to concern itself with the rela- <br />tion of said plan to the surrounding properties and <br />to the Town's long-range development plan. It was <br />likewise noted that upon consideration of these <br />matters the location of the roads and the proposed <br />recreation area were shown on the Board's study plan. <br />Mr. McCormack contended that there would be a sub- <br />stantial increase in cost over the Nylander scheme if <br />he and his partner had to lay out their subdivision in <br />accordance with the Board's plan. Mr. Snow explained <br />that the proposal he prepared for the Board took into <br />consideration an additional matter which Mr. McCormack <br />might have overlooked; namely, the relocation of the <br />tributary of Munroe Brook so that instead of crossing <br />lots it would be within the proposed rights of way. Mr. <br />Snow noted that his proposal necessitated the construction ' <br />of one drain system whereas in the McCormack -Brun pro- <br />posal it would be necessary to construct two drain sys- <br />tems, one for the roads and a second for the branch of <br />the brook which would have to be covered. <br />In regard to the proposed town recreation area, <br />members of the Board pointed out that the two areas <br />suggested by Messrs. McCormack and Brun as alternate <br />sites were either in the wrong location or not adapt- <br />able for the use for which it was intended they should <br />serve. Mr. McCormacic said that he and his partner <br />wanted $35,000 for the area of about eight acres the <br />Board was recommending the Town acquire. <br />At the conclusion of the conference it was <br />agreed that the Board would make Messrs. McCormack <br />and Brun an offer for the land the Board was recom- <br />mending for acquisition; would obtain for them informa- <br />tion in regard to size of drain the Town would require <br />to be laid in the proposed subdivision; and would <br />furnish them a copy of Mr. 'Snow's August 24, 1958 plan <br />as soon as he had checked it in detail. <br />Mr. Snow reported that since the McCormack- I <br />Brun conference he had obtained from Mr. Cronin of the <br />Board of Assessors office the following information: <br />
