The yards required by § 4.0 do not apply within the site, <br /> but do apply to the perimeter of the site. <br /> 2. Qualified proof plan lots. Lots on the proof plan must have a contiguous lot <br /> area not including any yards required in the district, banks, freshwater <br /> wetlands, bogs, marshes, wet meadows, swamps, creeks, rivers, streams, <br /> ponds, lakes, vernal pool habitats, land under water bodies, or land subject to <br /> flooding; and not including 50% of any land less than one hundred (100)feet <br /> from the edge of any of the above; of at least 5,000 SF to be considered <br /> qualified when calculating the total GFA or dwelling unit count. <br /> 3. The table below sets forth the standards for number of dwelling units, total <br /> gross floor area(GFA), dwelling unit size, and common open space that <br /> govern SPRDs. During the special permit application process,the SPGA and <br /> applicant determine,jointly, which development options (depicted as rows in <br /> the table below), if any, are appropriate for the site. The total GFA of all buildings in a SPRD may not <br /> exceed the total GFA permitted under § 4.4 for qualified lots shown on the proof plan <br /> multiplied by the selected"Percentage Total GFA". <br /> 6.9.4 Dwelling Unit Standards. <br /> 1. Countable dwelling units. For the purpose of these dwelling unit standards, <br /> proposed affordable housing units and basic accessory apartments shall not be <br /> counted. <br /> 2. Dwelling unit count. The total number of countable dwelling units may not <br /> exceed the selected "Unit Multiplier" multiplied by the number of qualified lots <br /> shown on the proof plan. <br /> 3.
