A.All buildings, structures and improvements, including, but not limited to, any <br />driveways, garages, fences, septic systems and all means of access to the <br />Property, are located completely within the boundary lines of said Property <br />and shall not encroach upon or under the property of any other person or <br />entity (except for the Easement as provided in Paragraph 15 herein); <br />B.No building, structure or improvement of any kind belonging to any other <br />person or entity encroaches upon or under said Property; <br />C.Title to the Property is insurable at normal title insurance premium rates, for <br />the benefit of BUYER by a nationally-recognized title insurance company <br />upon delivery from SELLER to BUYER of the deed contemplated by this <br />Agreement and upon recordation of such deed, by an owner’s title insurance <br />policy (on the current ALTA form) insuring fee title in BUYER free from all <br />exceptions other than those exceptions set forth in Paragraph 3 or elsewhere in <br />this Agreement; and <br />D.Certificates of Compliance for any outstanding Orders of Conditions <br />pertaining to wetlands have been recorded or delivered for recording at <br />closing. <br />20.Access: <br />In addition to BUYER’s rights set forth in Paragraph 18, BUYER and its agents shall <br />have the right of access to the Property prior to the Closing Date for the purpose of <br />inspecting the condition of the Property. <br />21.Notices: <br />All notices required or permitted to be given hereunder shall be in writing and delivered <br />by hand or sent by Federal Express or other recognized overnight delivery service or by <br />facsimile (with proof of transmission): <br />in case of notice to SELLER, to: Trustees of the Supreme Council of the Ancient <br />Accepted Scottish Rite of Free Masonry <br /> 33 Marrett Road <br /> Lexington, MA 02421 <br /> Attn: James Dill <br /> Fax: 781.863.1833 <br />with a copy to: Stephen M.
