JOSEPH F. HILL, JR. <br />May 19,1964 <br />Mr. William Madden for Joseph F. Hill, Jr., presented a set of <br />drawings, plot plan, basement, 1 and 2 floor plans, shown located on the <br />lot with setback of several hundred feet from Lowell St. and a building <br />to be used in connection with the home. Plans were drawn by Lester H. <br />Lechter & Associates, Architects. <br />Mr. Madden: I have three copiesof survey which had been prepared by Mr. <br />Hill and which goes into the thing quite fully and gives what we really <br />think are all the material aspects of the proposal. In addition to that <br />I have also petitions which have been signed by 93 residents in the imme- <br />diate area who wish to be recorded in favor. I thought also it was <br />material to point out to guide your Board the identity, background, and <br />experience of the petitioner in this field. (See exhibit in folder.) <br />Ripley: I assume there is a sewer connection? <br />Hill: There is a sewer which can be connected from Pearl St. <br />Nickerson: You seem to have given study to the economic phase and have no <br />fear of being able to fill up 100 bed capacity. -I have heard from the <br />Fairlawn people that they have not yet filled their addition. Lo you <br />think you will fill your beds on account of lower rates? <br />'g Hill: We are doing our projection at $70-$90 rate. These are average <br />figures. <br />Nickerson: Do you go into how marry patients per nurse? <br />Hill: Our projection is one nurse for every five patients. This will be <br />the new standard that will be enforced throughout the Commonwealth anyway. <br />Nickerson: Do you go into how many patients per nurse? <br />Hill: We haven't broken it down in that way. If you have two floors with <br />50 patients on the floor, on a normal day you wouldhave five R.N. on a <br />floor. If we are going on the basis of five, half would be R.N. <br />Nickerson: That is a lot of nurses. <br />Wadsworth: How many people do you contemplate would be visiting on a <br />week -end? <br />Hill: Visiting is unfortunately not a major problem in a home of this type. <br />The visiting is not what you and I might expect. It is a light traffic <br />sort of situation. <br />Nickerson: Are you aware of the fact that this Board has given a permis- <br />sion to a nursing home in Lexington of approximately 50 beds? <br />' Hill: We have discussed this point very carefully with a number of people, <br />including people in the.
