PZ <br />MEETING, BOARD OF APPEALS <br />FEBRUARY 3, 1933. ' <br />A meeting of the Board of Appeals w$s held at the <br />Selectmen's Office, Town Office Building at 8:00 P.M. Messrs. <br />Maddison, Glynn, Custance, Slocum and 8ildrey_were present. <br />The Secretary was also present. <br />Mr. Eugene Kraetzer, Jr. and Mr. Roger Greeley were <br />present to explain their proposition of having a 2. story <br />multiple dwelling on lots now or late of William E. Denham, <br />and of Hallie C. Blake and Leroy S. Brown. <br />Mr. B aldrey read the notice of the hearing as published <br />in the local paper. <br />Mr. Eugene G. Kraetzer, Jr. explained that therewere no <br />accomodations for any young married -couples in the town, and <br />as a result the town has lost this group of young people, and <br />with that in mind they came upon this project to provide <br />apartments inasmuch as this is 'e desirable -element to keep <br />in the town. There is also the single man and woman whb'ikntil <br />recently lived at the Russell House, and Mr. James Stuart <br />Smith stated that the school teachers find it hard to find <br />accomodations and he felt that two or three teachers would <br />take an apartment of this.sort. It would also put into <br />circulation about $50,000. or $60,000. which would help in ' <br />the purchase of materials and relieve unemployment to that <br />extent. <br />The Building itself is to be of construction similar to <br />the Lexington Trust Co. and will be a very desirable structure <br />of the court yard type. The location is where the John Rose <br />stable used to stand and where the Denham buildings now stand <br />and' -where the Denham buildings now stand and back of Mr. <br />Marshall's and Mr. Smith's property. It is now planned to <br />have a right of way across the Cary Lot next to the Library <br />and one across the -_Myers property to Muzzey Street. The <br />location will also take in a part of the lot in the name of <br />Olive C. Myers. The buildings will have all modern conven- <br />iences. They probably will not have as many garages as <br />apartments. The land-scape will be such as to be an asset <br />to the town, and the land in front of it will be kbpt up so <br />that it will make a very desirable front yard on Clarke Street. <br />The building will be managed under a Massachusetts Business <br />Trust in which the shares are held by individuals. They do <br />not plan a building on Muzzey Street. The reason why they are <br />making application is on account of this section being in the <br />single family zone of the Zoning Law. This section, however, <br />has always been used for business -there having been garages, <br />stables and paint shops in that location. The lot would not <br />be suitable for single residence houses on account of the , <br />requirement of 75 foot frontage under the Zoning Law. Owing <br />to the fact that the property adjoins business property, he <br />felt that a building of this type would not be harmful to the <br />individual property owners surrounding, and it would clean up <br />
