TOWN OF LEXINGTON 119 <br />speakers at the various hearings and in conference have <br />asserted that to limit a district to that particular type of <br />double dwelling would be in effect to limit such district <br />to single-family development; that very few would wish to <br />build double dwellings that would cost so nearly what it <br />would cost to build two separate single-family dwellings. <br />Because of that attitude, which appears to be very <br />generally held by citizens of the town, the majority of your <br />committee now recommend the elimination of some of these <br />areas. • <br />Accordingly th ey recommend the elimination of the <br />two-family arca recommended in the original Planning <br />Board report along Middle Street and in the McIntosh de- <br />velopment in the vicinity of Grape Vine Corner and Spring <br />Street: and the elimination of the two-family area on Bed- <br />ford Street north from the coal yard at North Lexington to <br />the Bedford line. <br />If and when it shall appear that conditions in any <br />particular area or section of the town make necessary a <br />change to two-family areas, it can be made. <br />SIJ MMARY <br />It is necessary to call up the zoning matter for final <br />action at the adjourned town meeting on Monday evening <br />next, March 17th --practically all other articles in the war- <br />rant have been disposed of—and there is not sufficient time <br />between the preparation of this report and that adjourned <br />town meeting' in which to procure a new map that will <br />illustrate grahphically the various districts recommended in <br />this report. For that reason we summarize at this point <br />the various districts now recommended, believing that by <br />so doing the matter will be clearly understood by the citizens <br />without a new map. <br />MANUFACTURING <br />All existing manufacturing establishments remain un- <br />disturbed as non -conforming uses. In addition, further <br />manufacturing districts are recommended as follows: the <br />first upon the easterly side of the railroad beginning at Fot- <br />tier Avenue crossing just below the East Lexington railroad <br />station and extending for a distance of 2000 feet above the <br />East Lexington station and comprising about eighteen acres <br />of perfectly good land for manufacturing purposes, and a <br />second district at North Lexington embracing both sides of <br />the railroad track beginning at Center Street about a half <br />120 ANNUAL REPORT <br />mile above the North Lexington railroad crosing and e <br />tending to Sunrmct- Street near the Bedford line and com- <br />prising about thirty acres of land perfectly well suited for <br />manufacturing purposes, a total of forty-eight acres. <br />Districts where manufacturing establishments are to <br />be permitted need not be used exclusively for manufactur- <br />ing; business buildings and all kinds of residences may be <br />erected in such districts, but manufacturing establishments <br />may not be placed in any but the manufacturing districts. <br />BUSINESS DISTRICTS <br />All existing non -conforming business enterprises and <br />buildings remained undisturbed. Beginning at the Arling- <br />ton line, a business district is provided upon both sides of <br />Massachusetts Avenue, that on the northerly side extending <br />as far as Bow Street, and on the southerly side terminating <br />at a point 100 feet beyond Sylvia Street_ also, beginning at <br />Fattier Avenue on the northerly side of Massachusetts Av- <br />enue, a short business district extending to and embracing <br />both sides of the private way leading into the East Lex- <br />ington station; also, just above the junction of Pleasant <br />Street; with Massachusetts Avenue, a business district on <br />both sides of Massachusetts Avenue beginning at a point <br />fifty feet south of the old Childs Auto Repair Shop and ex- <br />tending north to and including the upper entrance to Curve <br />Street; also both sides of Woburn Street from the railroad <br />crossing to Cottage Street; also, on both sides of Massa- <br />chusetts Avenue beginning at Winthrop Road and Fletcher <br />Avenue and extending north to Meriam Street; also on <br />both sides of Waltham Street from Massachusetts Avenue <br />to Vine Brook Road; also, on both sides of Bedford Street <br />from the Colonial Garage to the upper boundary of Cust- <br />ance Bros'. shop and again on. Bedford Street beginning at <br />the southcily boundary of the street railway property or <br />car barns and extending beyond .the railroad crossing to a <br />point 100 feet beyond said crossing on the easterly side and <br />to embrace the coal yard property on the westerly side; <br />also at the junction of North Hancock Street& a district <br />extending 2-30 feet in, and on the northeasterly side of North <br />Ilancock Street and on the easterly side of Bedford Street <br />a distance of 200 feet beyond the junction of North Han- <br />cock Street: also isolated business districts at the junction <br />points at "Five Forks"; Middle Street and Spring Street: <br />"Grape Vine Corner"; junction of Waltham Street and <br />Concord Avenue and junction of Woburn Street and Lowell <br />Street; and a business area to be established at the top of <br />4 <br />
