ZONING AND CONSERVATION ARTICLES <br /> ARTICLE 4 ZONING BY-LAW,HISTORIC PRESERVATION INCENTIVES <br /> To see if the town will vote to amend the Zoning By-Law as set forth in a document entitled <br /> Zoning By-Law,Historic Preservation Incentives,which is on file and may be inspected in the <br /> offices of the Planning Board and the Town Clerk. The amendment addresses the following issues: <br /> 1) authorizing a special permit to encourage preservation of buildings, other structures, sites and <br /> other elements of historical and architectural significance; 2)providing uniform definitions of <br /> eligible structures and elements; 3)providing an incentive for adaptive reuse of structures by <br /> removing certain use restrictions, dimensional requirements and development standards; or act in <br /> any other manner in relation thereto. <br /> (Inserted at the request of the Planning Board) <br /> DESCRIPTION: The proposed amendment provides zoning incentives to preserve <br /> buildings, structures, sites, settings, objects and other elements of historic and architectural <br /> significance,by modifying the uses of land otherwise allowed in various zoning districts, <br /> and allowing modifications to a number of other controls regulating site development. <br /> The Planning Board will be conducting public hearings on Articles 4, 5, 9 and 10 on Wednesday, <br /> February 24, at 7:45 p.m. in the Selectmen's Meeting Room in the Town Office Building. <br /> The full text of the proposed amendments under Articles 4, 5, 6 and 7 and a draft of the Planning <br /> Board's report explaining them may be viewed on the Town of Lexington Web page at <br /> www.lexinutonma.org. <br /> ARTICLE 5 ZONING BY-LAW, ADJUSTMENTS <br /> SECTION 9, RESIDENTIAL DEVELOPMENTS <br /> To see if the town will vote to amend the Zoning By-Law as set forth in a document entitled <br /> Zoning By-Law, Adjustments to Residential Developments, Section 9, which is on file and may <br /> be inspected in the offices of the Planning Board and the Town Clerk,which adds to or clarifies <br /> several sub-sections pertaining to: 1) frequency of updating impact data for clusters; 2) <br /> dimensional and intensity standards; 3) control of exterior character of certain buildings in <br /> cluster subdivisions; 4) options for public benefit; 5)the affordable housing public benefit; and <br /> 6) the minor revision process; or act in any other manner in relation thereto. <br /> (Inserted at the request of the Planning Board) <br /> DESCRIPTION: In 1996 the Town Meeting approved a zoning amendment that completely <br /> revised Section 9 of the Zoning By-Law that deals with residential development in <br /> subdivisions. The proposed amendments further clarify and refine the parts of Section 9 that <br /> deal with cluster subdivisions. The amendments clarify and adjust the ways in which the <br /> Planing Board administers the cluster development provisions. <br /> 7 <br />
