Melinda Walker <br /> Maureen Rynn <br /> E. Project Update <br /> a. CPA Application <br /> This application was approved on consent agenda at Town Meeting. This <br /> includes $160,790.00 for fire system upgrade portion of ModPHASE. <br /> b. ModPHASE-Vynebrooke Village Kitchen and Bathroom Modernization. <br /> The Conservation Commission approved the project and issued Order of <br /> Conditions. The architects have submitted 100% Construction Documents to <br /> DHCD for review. We are now waiting on submission memos. The price <br /> cost estimate is now at $4.8 million. We can also discuss with Town other <br /> funding opportunities. <br /> c. Countryside Village bathroom and closet renovation <br /> The preconstruction meeting was held. The contractor did a walk through <br /> and measured each bathroom. This project will start in a few months. <br /> Tenants will be given adequate notice outlining responsibilities. <br /> d. Eversource-Greeley Village underground wires <br /> There was another power outage at Greeley Village. Eversource claims we own the <br /> cables underground that connect the poles and transformers, as well as the lines from the <br /> transformers to the buildings, thus the cables between the poles and transformers would <br /> still be considered primary. The underground wiring needs to be repaired before <br /> Eversource assumes responsibility for all future repair. <br /> Eversource is going to put together a work plan and suggested we contact an electrical <br /> engineer to do the same. Caileen reached out to DHCD for assistance. <br /> F. FY 2021 Audit <br /> Marcum conducted the audit in the fall. There were no findings. All reports have <br /> been submitted to HUD. <br /> G. LHA Associate Member <br /> At the last meeting the Board requested to Caileen to look into adding an Associate <br /> Member position to the board. DHCD provided the following guidance: M.G.L. c. 121B, <br /> sec. 5 states: Every housing and redevelopment authority shall be managed, controlled <br /> and governed by five members, appointed or elected as provided in this section, of whom <br /> three shall constitute a quorum. Thus, an LHA Board cannot consist of more than 5 <br /> members. This individual could attend every LHA Board meeting,just as any member of <br /> the public could, but it would be inadvisable to make him/her a non-voting Board <br /> member and have them sit with the Board. <br /> H.
