Clifford <br />Administrative Staff: Dianne Cornaro, Clerk and David George, Zoning Administrator <br />Address: 847 Massachusetts Avenue, Map 22, Lot 38 <br />The petitioner submitted the following information with the applications: nature and justification <br />of request; plot plan; floor plans; elevations; photographs and findings of fact. <br />Prior to the hearing, the petitions and supporting data were reviewed by the Building <br />Commissioner, Conservation Administrator, Town Engineer, Board of Selectmen, the Zoning <br />Administrator, the Planning Director, Economic Development; the Historic District Commission <br />Clerk and the Zoning Administrator. Comments were received from the Building <br />Commissioner, the Historic Districts Commission and the Zoning Administrator. <br />The Chairman opened the hearing at 8:30 pm by reading the legal notices and <br />described information received from the petitioner. <br />The petitioner requested a SPECIAL PERMIT in accordance section 135-8.4.2 and <br />135-9.4.2 to allow modification of a non conforming structure (addition) and sections <br />135-5.1.14 and 135-9.4.2 to modify parking and landing requirements (location of <br />driveway). <br />Architect Colin Smith, presented the petition for the home owner, John Abbott. <br />Mr. Smith explained the applicant seeks to remove a portion of the existing structure <br />and construct a two and a half story addition to the back of the house. The structure is <br />nonconforming with respect to the front yard setback requirement – 15 ft. instead of <br />the required 30 ft. The lot is also nonconforming with respect to the area and frontage <br />requirements. <br />The applicant also intends to extend and expand the existing driveway. The proposed <br />driveway expansion will be located 0 ft. from the lot line rather than the required 5 ft. <br />A Board member asked if any of the trees on either side of the addition were to be <br />removed. Mr. Smith replied they are currently reviewing them and will be meeting with <br />the tree warden within the next week. <br />Another Board member asked where the second door for the 2-family dwelling was. <br />The one front door is used for both entrances. He also asked to clarify where the <br />driveway was and asked how much higher the addition would be. (Approximately 2 ft. <br />high than the existing structure, well below the Zoning requirements. <br /> <br />
