COMMUNITY CENTER <br />Description <br />This was an acquisition of land and buildings by the Town for use as a Community <br />Center following approval by Special Town Meeting on March 18, 2013. Closing <br />on the purchase is currently expected to occur in December 2013. It was originally <br />part of the 33 Marrett Road property owned by the Scottish Rite of Freemasonry. <br />(See Appendix C for a picture of the extent of the purchased property.) Although the <br />primary building on that property is nearly in move -in condition, it will still require <br />a multi -year commitment to expand its functionality as a Community Center. The <br />property has the following characteristics: <br />FUTURE COMMUNITY CENTER previous Analyses <br />39 MARRETT ROAD Y <br />LOCATION: 39 Marrett Road <br />YEAR OPENED: 1890s (built); 1960s (Scottish <br />Rite); 2001 (annex opened) <br />LOT SIZE: ± 10.0 acres <br />BUILDING SIZE: 31,504 SF <br />OWNER: Town of Lexington (subject to final <br />closing) <br />ZONING: RS (One - Family Dwelling Residential <br />District) <br />CURRENT USE: Future Community Center <br />COSTS ASSOCIATED WITH PURCHASE: (1) <br />Buildings and Land: $10,950,000 -- $7,390,000 <br />of debt to be funded by the CPF; $3,560,000 <br />by General Fund cash; (2) Ancillary costs: <br />$262,500 CPF cash; and (3) Initial Occupancy <br />and Schematic Design: $100,000 of CPF cash <br />The Committee team prepared a pre - purchase analysis of the proposed acquisition to <br />determine the suitability of the property. The team presented its analysis and findings <br />to the Board at its public meeting on December 17, 2012. The conclusion was that the <br />best use of the property would be as a Community Center. Exclusive of a gymnasium, <br />the main building could accommodate the scope of the needs identified in 2012 in the <br />Community Center Task Force Interim Report. In addition, the existing parking could <br />be expanded to satisfy the accompanying parking requirement.
