SENIOR CENTER <br />Description <br />The Senior Center is located on the ground level and in the basement of the Muzzey <br />High Condominium building on Massachusetts Avenue. Previous Analyses <br />LOCATION: 1475 Massachusetts Avenue <br />YEAR OPENED: 1985 <br />LOT SIZE: Not on separate lot <br />UNIT SIZE: 9,236 SF <br />OWNER: Town of Lexington (Unit, not Building) <br />ZONING: RS (One - Family Dwelling Residential District) <br />CURRENT USE: Senior Center <br />UNIT ASSESSED VALUE (FY13): Not separately assessed <br />LAND ASSESSED VALUE (FY13): Not separately assessed <br />TOTAL ASSESSED VALUE (FY13): Not separately assessed <br />A 2008 Mu22ey Senior Center and White House Conceptual and Feasibility Study <br />examined the existing Muzzey Senior Center and its programs as part of an analysis <br />of whether it could renovated and expanded with the Hosmer House (previously <br />the `White House') to become a Senior /Community Center campus. Ultimately, <br />the report by Bargmann Hendrie + Archetype, Inc. focused on scenarios for a senior <br />center at the Hosmer House, having found the conditions of the Muzzey facility to be <br />substandard. The facility was described as having ventilation and lighting deficiencies. <br />There was also a concurrent Envelope and Systems Analysis by TBA Architects. <br />Recent Actions <br />The 2010 Annual Town Meeting approved $45,100 from the CPF for a Muzzey <br />Senior Center Improvements Study. The study was awarded to Bargmann Hendrie + <br />Archetype, Inc. for what would be the first phase of a three -phase project. That study <br />recommended improvements estimated to cost $1,040,444. The 2012 Annual Town <br />Meeting approved $561,518 from the CPF for the second phase of the project, and <br />a request for $526,818 had been contemplated at the 2013 Annual Town Meeting to <br />complete the funding of the then - estimated total cost of $1,068,336. Delays in getting <br />approval from the Muzzey Condominium Association had held up using any of the <br />second -phase funding, and the Town's purchase of the 39 Marrett Road property for <br />a combined Senior /Community Center led to Indefinite Postponement of the third - <br />phase funding. The second -phase funding remains on hold pending a final decision <br />regarding any continued use of the Senior Center facility by the Town. <br />16 LEXINGTON, MASSACHUSETTS <br />
