ARTICLE 8 (c) <br />Project: Cary Memorial Building Upgrades <br />CPA Category: Historic Resources <br />Amount Requested: $550,000 <br />Amount Recommended: $550,000 <br />CPC Vote: (8 -1) January 10, 2013 <br />(7 -1) March 27, 2013 reaffirmation <br />Project Description: <br />The Cary Memorial Building is one of the most significant and historical buildings in Lexington. <br />Since its dedication in 1928, it has hosted a range of community events including Town Meeting, <br />Town Elections, Cary Lecture Series and many performances. A 2011 Building Evaluation <br />concluded that though the building is well - maintained, improvements were recommended in <br />several areas: accessibility, support spaces, structural, electrical, mechanical, plumbing, stage, <br />acoustical and audiovisual. At the 2012 Annual Town meeting, $75,000 in Community <br />Preservation Funds was appropriated to further the schematic design process and receive public <br />input on the recommendations. This task was completed, and the Ad hoc Cary Memorial <br />Building Program Committee issued a Final Report to the Board of Selectmen on January 18, <br />2013. ( http://www.lexingtonma.gov/ committees/ CgaMemBldgPIngCom /CaryMemBldgCom- <br />Final %20Report- 011813.Pdfl The report recommends a design and construction document <br />budget of $550,000, with a subsequent authorization being required for implementation, <br />currently estimated at $7,987,000. <br />Project Goals and Objectives: <br />Implement Life Safety Improvements <br />Implement Building System Improvements <br />Implement Usability Improvements <br />Project Benefit: <br />The broad project benefits are to preserve, improve and restore a unique historic and iconic <br />building in the heart of Lexington Center while respecting its architectural and aesthetic <br />integrity. This fulfills the Town's on -going commitment to the Cary family to maintain their <br />1928 gift to Lexington for the "storing and display of historic treasures and the improvement of <br />the moral, intellectual and educational advancement of the community ". <br />Proposed improvements will make it possible for participants at Town meeting, graduations, <br />lectures and other meetings to be able to hear more clearly in Battin Hall. New HVAC systems, <br />improved hall acoustics, and a new audiovisual system will substantially improve speech <br />intelligibility and musical performances. In addition, renovations will reduce HVAC noise and <br />improve audio visual technology in Estabrook Hall and the Ellen Stone, Legion and Bird Rooms. <br />Accessibility improvements will be made from the sidewalk on Massachusetts Avenue and <br />throughout the building, with all of the life safety systems being upgraded to current fire and <br />building codes. The 1928 public restrooms will be renovated with new fixtures which meet the <br />gender unit count (and accessibility) standards for public buildings. <br />Funding Request: The funding request for this design project is $550,000. <br />10 <br />
