Wilson, Jeanne K. Krieger, Leo P. <br />McSweeney, David G. Williams and Martha C. Wood <br /> <br />Associate Member Ralph D. Clifford also sat for this hearing. <br /> <br />Staff Present: Dianne Cornaro, Administrative Clerk and David George, Zoning <br />Administrator <br /> <br />Address: 292 Massachusetts Avenue, Map 13, Lot 338A <br /> <br />The petitioner submitted the following information with the application: nature and <br />justification of request, topographic plan, plot plan, elevations, floor plans, a copy of a <br />quick claim deed dated May 25, 1989 and letters of support from 6 abutters. <br /> <br />Prior to the hearing, the petition and supporting data were reviewed by the Building <br />Commissioner, Conservation Administrator, Town Engineer, Board of Selectmen, the <br />Zoning Administrator, the Planning Director and the Historic Districts Commission <br />Clerk. Comments were received from the Planning Director and the Zoning <br />Administrator. <br /> <br />The Chairman opened the hearing at 7:50 pm by reading the legal notice and <br />described information received from the petitioner. <br /> <br />The applicant is requesting 6 Variances in accordance with section135-35, Table 2, <br />Schedule of Dimenensional Controls and section 135-36 to allow: <br />1) Lot area of 8,066 sq. ft. instead of the required 15,500 sq. ft.; <br />2) Frontage of 73.34 ft. instead of the required 125 ft.; <br />3) Front yard setback of 16.8 ft. instead of the required 30 ft.; <br />4) Rear yard setback of 9.1 ft. instead of the required 15 ft.; <br />5) Minimum width for area in which a circle has a diameter of less than 80% of the <br />minimum lot frontage; <br />6) Minimum lot width in which contiguous developable site area is less than 90% <br />of minimum lot area. <br />Attorney Edmund Grant presented the application for the applicant Bergland <br />Enterprises, Inc. Also present was the owner of the property, Macy Delong and the <br />architect for the project, Bert Hamel. <br /> <br />Mr. Bergland has entered into an purchase and sale agreement with Ms. Delong to <br />buy this property with a contingencey of being able to build this structure. <br /> <br />
